Home Inspections 101: 3 Red Flags to Look Out For

If you're in the market to buy a home, then one of the things you'll definitely want to do before you finalize your purchase is to schedule a home inspection. This is a great way to find out about any potentially costly maintenance and repairs that may need to be done on the home, which could impact your ultimate decision. At the end of a home inspection, you'll receive a detailed report from the inspector; here are a few "red flags" you'll want to be on the lookout for as you review that report.

Poor Drainage

One of the biggest red flags you'll need to be on the lookout for is any issue with drainage. Ideally, the land around the perimeter of your home should be sloped away from the home's foundation. This will help to ensure that water flows away from the house and not towards it. If your inspector has noted any issues with drainage, this is a serious issue that could ultimately lead to shifting and cracking of your foundation. Fixing poor drainage on your property can also be an expensive project, so you'll want to think twice before you decide to follow through with your purchase.

Electrical Problems

In addition to drainage problems, be careful to watch for notes about electrical problems within your inspection report. One of the most common issues home buyers will run into is that of a home's electrical systems being outdated. If this is the case, the cost to upgrade the electrical system can be substantial, so you may want to ask the seller of the home to make these upgrades before you finalize the purchase.

Roof Issues

Roof problems can get to be very costly very quickly, so it's in most buyers' best interests to buy a home with a newer (or at least well maintained) roof. Upon reviewing your home inspection, be on the lookout for issues such as blistering, splitting, peeling, or missing shingles on the roof, along with any visible leaks. Often times, you can negotiate with the seller to have roof repairs done before you agree on your purchase price. Either way, having a structurally sound roof over your head upon buying your home will give you a lot of additional peace of mind in your investment.
